Listing (Multiple Listings Service)

The Multiple Listing Service (MLS) is the primary data
system that most realtors use to market and sell property.
Traditionally, the only way to get your home listed on the MLS was to
list your home with a realtor (agreeing to pay them 6%!)

Working thru an affiliated real estate company we can get
your home listed on MLS for $499 (in addition to
our $499 base fee) plus only ½ of 1% (.005) of the selling price,
payable at the closing.

Instead of the 6% you would normally pay a Realtor®, you
agree contractually to pay a smaller commission (usually 2.5% - 3%)) to
the real estate Buyers' Agent who brings your buyer to you.

Your home will continue to be marketed directly to buyers (avoiding the
2.5% - 3% Buyer's Agent fee) through our
ForSale-ByOwner.com website, yard sign and fact sheet.

A subset of our copyrighted photography of
your home (9 photos) will be included in your local MLS listing.
(Note: We permit our affiliated Realtor® the right to use our
copyrighted photography on MLS – no unaffiliated Realtors® are given
this permission)

Your home will also have a “Showcase” listing on
Realtor.com (with six photos.) |

Our affiliated Realtor® will route any buyer’s inquiries
they receive directly to you, including those they receive from your
Realtor.com listing (as your exclusive agent, they will be
representing you only and not a potential buyer.)

Your MLS listing will be set up to terminate when your
ForSale-ByOwner.com listing terminates (usually upon sale of the home.)

To make your home more accessible to Realtors® we
recommend that you consider obtaining a lock box ($30 through
ForSale-ByOwner.com.) |

Our
affiliated Realtor® is available to accept delivery of and present you with
all offers, counteroffers and addenda; to assist you in negotiating offers,
counteroffers and addenda; and to answer your questions relating to the
transaction. |

You can add your MLS listing anytime ... when
you initially sign up for our basic service or at a later date.
