BENEFIT SUMMARY 

Doubles your chance of getting your home sold - About half of our homes sell directly to buyers and about half have a realtor representing the buyer.

Gets your home in front of all buyers - There are buyers who are comfortable working directly with FSBO's and other buyers who prefer to work thru a realtor.   Having your home on ForSale-ByOwner.com as well as MLS keeps your home in front of both groups of buyers.

Best of both worlds - You avoid paying a real estate commission when dealing directly with a buyer.  You also avoid paying a real estate commission if a buyer contacts you thru Realtor.com.  You only pay  a real estate commission (usually 3%) if a realtor brings a buyer and you accept their offer.

DETAILS

The Multiple Listing Service (MLS) is the primary data system that most realtors use to market and sell property.  Traditionally, the only way to get your home listed on the MLS was to list your home with a realtor (agreeing to pay them 6%!).

We list your home on MLS and provide a Showcase listing on Realtor.com for only $299 (working with an affiliated realtor).  The $299 is in addition to our $399 base fee.

Instead of the 6% you would normally pay a realtor, you agree contractually to pay a smaller commission (usually 2.5% - 3%) to the real estate Buyers' Agent who brings your buyer to you.  This percentage is on your MLS listing for agents to see.  Also on your MLS listing (under agent notes) is an annotation with your name and instructions that you be contacted directly to schedule an appointment.

You can continue marketing your home directly to buyers (avoiding the 2.5% - 3%  Buyer's Agent fee).
 
A subset of our copyrighted photography  of your home (30+ photos) will be included in your local MLS listing.  (Note: We permit our affiliated realtor the right to use our copyrighted photography on MLS – no unaffiliated realtors are given this permission.)

Your home will also have a “Showcase” listing on Realtor.com (with 20+ photos).

 Our affiliated realtor will route any buyer’s inquiries they receive directly to you, including those they receive from your Realtor.com listing (as your exclusive agent, they will be representing you only and not a potential buyer).

 We also include an "Agents Welcome" rider for your yard sign and will include the phrase “Agents Welcome” below your price on your listing.

Your MLS listing will run up to one year.  It can be terminated by you at any time during that year.
